Your property tax bill is due and you do not want to stand in a bank line. Good news: every province in Pakistan now lets you pay this tax online. This guide shows you the right portal for Punjab, Sindh, Islamabad and Khyber Pakhtunkhwa, so you can clear your bill from your phone or laptop.
What is property tax?
Property tax is an annual tax on land and buildings in urban areas. In Pakistan it is known as the Urban Immovable Property Tax, or UIPT. The law behind it in Punjab and Sindh goes back to 1958. Each province collects it through its own Excise and Taxation department, not through the federal tax office.
One thing to keep straight: property tax is separate from federal income tax. Your National Tax Number and income tax return are handled by the Federal Board of Revenue. Punjab: pay with ePay Punjab
Punjab collects property tax through the Excise and Taxation department. You pay it online at ePay Punjab, the payment portal run with the Punjab Information Technology Board. Here is how it works.
- Open ePay Punjab at epay.punjab.gov.pk and create an account, or install the ePay Punjab app from the app store.
- Choose Property Tax from the list of services.
- Enter your property details so the system finds your tax record.
- The portal gives you a 17 digit PSID number. That is your payment code.
- Pay the PSID at an ATM, through internet or mobile banking, at a mobile wallet, or over the counter at an authorised agent.
Punjab changed how it works out this tax in early 2025. It moved from rental value to the capital value of your property, known as DC rates. The amount you owe now shows up on your bill. Punjab is also offering a 5 percent rebate on property tax that is paid by 30 September 2026, so paying early saves you money.
Sindh: the Excise tax portal
Sindh's Excise, Taxation and Narcotics Control department runs an online property tax payment page. You open the portal and enter the account number that is printed on your property tax file, then type the captcha code. There is also an ePay Sindh app if you prefer to pay through your bank.
Islamabad: CDA
Town properties in the federal capital pay tax to the Capital Development Authority. CDA lets you pay bills online, including property tax, using a PSID code. Banks also collect the CDA tax bill through the 1BILL service. The online payment page has gone down for maintenance at times, so if it is not working, any bank that carries the CDA bill can take your payment.
Khyber Pakhtunkhwa
In Khyber Pakhtunkhwa, the Excise, Taxation and Narcotics Control department looks after property tax records and collection. Check the department's property tax page to confirm your details before you pay, and use the payment method it lists for your district.
What to do if you cannot pay online
Online is the fastest route, but it is not the only one. You can still pay at a government designated bank counter or at the Excise and Taxation office for your district. Whichever way you pay, keep the receipt. It proves you paid and it clears your outstanding balance.
Before you pay, check the property
